Land Purchase Criteria


We would be interested in acquiring land for residential development sites that meets the following criteria:

West Midlands and surrounding counties  
East Midlands, including Leicester, Nottingham, and Derby.

Minimum 1 acre, up to around 4 acres.
Minimum Gross Development Value (GDV) around £2 million.
Maximum GDV around £10 million.


With or without planning permission. *We have extensive experience working with agents, landowners, housing associations, and planning authorities to obtain planning permission while optimising land use and maximising value.


Land Types We Seek


We are specifically looking for land suitable for the following:
 

Affordable Housing: Land for Housing Association or Registered Social Landlord schemes, often in low-value or policy-preferred areas for affordable homes. These could be brownfield sites or land on the edge of settlements, suitable for 30 to 150 homes, mainly houses.

Open Market Sale: Land in desirable suburbs, towns, and villages with strong demand for small, luxury home developments.

Build-to-Rent: Land in the Midlands area for build-to-rent projects of 5 to 40 units, including houses, flats, or a mix



Expertise and Assurance


Landowners and agents can trust that we have the knowledge, experience, and financial resources to successfully deliver on sites we are looking to acquire.

Brownfield Land: Sites previously used for commercial purposes, which the UK government prioritises for development. These sites often require expert negotiation to optimise planning outcomes.

 

Affordable Housing: With a high demand for affordable housing, Key Developments specialises in securing planning permission for such developments, working alongside Housing Associations.

 

Barn Conversions: We provide planning and conversion expertise for transforming farm buildings into homes.

Retirement Flats: Central locations are ideal for retirement flats due to increasing demand.

Large Rear Gardens: Large gardens may offer potential for new homes without impacting the existing property. We can assist with planning and any negotiations with neighbours if necessary.

Sites with Planning Permission: We are interested in acquiring land with planning permission and are prepared to purchase unconditionally for the right projects.
